What is a Display Energy Certificate (DEC)?
The Display Energy Certificate is a certificate which is intended to highlight the actual (operational) energy efficiency and usage of a building. A DEC calculates how efficiently the building is operated, taking into account the type of building and the actual consumed energy over a 12 month period.
When are DECs required?
Display Energy Certificates are required on buildings over 1,000m² from October 2008.
DECs are required to be updated and reissued every 12 months.
From 2010 the size trigger is to be reduced to 250m².
Advisory report
In order to assist with year on year improvements in the efficiency and usage, an initial Advisory Report is produced;
this offers advice on potential ways of improving the energy efficiency and energy rating of the building. It
is required to be produced every 7 years.
The report is intended to be used by the property manager to provide guidance for improvements to the

building fabric and services, so that reductions in energy usage, CO² emissions and cost can be made and displayed on the DEC.
Energy Report will be offering this service to clients from April 2008. With a potential shortage of assessors
in this area, it would be advisable to be proactive and have your DEC assessment carried out prior to the October 08 deadline
