Energy Report has extensive experience in the provision of EPCs into the affordable housing sector, having carried out in excess of 2500 inspections in this sector to date for some of the countries largest Housing Associations and Local Authorities.
Energy Report had a large part to play in the CLG EPC Pilot into Social housing during 2008 and we have gained valuable experience from this pilot. Though the pilot did not run as the government intended, it did give us the opportunity to learn significant lessons on how to proceed in this sector for October 2008.
Currently, all properties within this sector require an EPC to be available on sale or rental. The EPC is valid for a period of 10 years and does not need to be reissued for each new tenant or owner. However, if there are any alterations to the property that will affect the rating on the EPC, then a new certificate is required to be generated.
There are several options available to RSLs for the provision of EPCs, we believe that the most viable solution is to carry out the inspection at void, as this is the time that the EPC is required and the property is empty. This strategy requires that an assessor is available to access the property at short notice across a wide area. With our experience and access to large numbers of assessor, Energy Report can provide a timely and cost effective service to the RSL, which provides the EPC when required on the property that requires it.
