SBEM CALCULATIONS
SBEM calculations are required by building control to demonstrate that your building is complying with Part L2 of Building Regulations. The assessment criteria are reviewed every few years, which means it can be time-consuming keeping up-to-date with any changes.
There are two key areas that require SBEM consideration:
- New build properties (at design or build stage)
- Extension (normally required when extension exceeds a certain size)
Non-domestic buildings under 500m2 are not required to have an APT but we often advise that it should be carried out as non-testing results in a default score of 15. The current APT target is five, so it’s in your interests to carry out the test and make the property as marketable as possible.
