TM59 Overheating Analysis A Modern Family Home Designed for Comfort and Compliance

Tucked away in the heart of the New Forest, Green Eaves is a striking example of how contemporary design can harmonise with natural surroundings while meeting the technical demands of modern building regulations.

This brand-new, privately commissioned family home features extensive glazing, including high-performance triple-glazed units, flooding the interior with natural light and framing woodland views. But with high glazing ratios come challenges—particularly around energy efficiency and overheating risk.

Early-stage support proved essential. Through detailed SAP calculations and overheating analysis, the design was optimised to meet the requirements of Part L and Part O of the Building Regulations, without compromising the architectural intent.

Working from CAD drawings supplied by the architect McManus Design, the energy performance was modelled to ensure the home met compliance standards and would be comfortable year-round. Glazing ratios, ventilation strategies, and fabric efficiencies were carefully reviewed to strike the right balance between form and function.

Part O of the Building Regulations is all about making sure homes don’t overheat, especially during those hotter months. CIBSE TM59 offers guidance on how to assess the risk of overheating and find ways to reduce it, ensuring the home stays comfortable and energy efficient.
