BREEAM Version 7 is launching 27 January 2026
From 27 January 2026, BREEAM will introduce Version 7, marking one of the most significant updates to the UK’s leading sustainability assessment method in recent years.
BREEAM V7 places carbon performance at the heart of assessment.
Embodied and operational carbon assessments become more rigorous and central to scoring.
For projects targeting Excellent or Outstanding, embodied carbon reporting becomes a minimum requirement.
2. Tougher Minimum Standards
To ensure high‑performing buildings deliver real environmental value:
No fossil fuel consumption is permitted for buildings aiming for an Outstanding rating – effectively ruling out gas boilers and pushing electrification and heat pumps.
Expanded minimum standards ensure projects address the full scope of whole‑life carbon impacts.
3. Alignment With Net‑Zero and ESG (Environmental,Social, andGovernance) Expectations
BREEAM V7 aligns more closely with global frameworks, including EU Taxonomy and industry‑wide net‑zero pathways. This means:
Greater emphasis on measurable outcomes
Stronger integration of climate resilience
A shift away from “tick‑box” compliance toward performance‑driven design
4. Early‑Stage Carbon and LCA Requirements
Life Cycle Assessment (LCA) is now required at concept, technical, and post‑construction stages for higher ratings. This encourages earlier collaboration between design teams, engineers, and sustainability consultants.
Transition Timing: What You Need to Know
Projects registered before 27 January 2026 may still use BREEAM V6, offering continuity for schemes already in design or planning.
New registrations from 27 January 2026 onward will fall under BREEAM V7.
This creates an important decision point for project teams considering when to register and how to align design strategies with the new requirements.
What This Means for Project Teams
Expect more robust carbon modelling and earlier sustainability integration.
Prepare for electrification-first design and reduced reliance on fossil fuels.
Anticipate greater scrutiny on biodiversity, resilience, and operational performance.
Engage sustainability consultants early to understand credit implications and rating pathways.
Summary
BREEAM Version 7 represents a bold step forward. It raises the bar for sustainable construction and ensuring that high-rated buildings deliver genuine, measurable environmental performance. With the transition date fast approaching, now is the time for organisations to review upcoming projects, assess readiness, and plan for the new requirements.
